  • Metro rentals (LA, SF, SD) often $2,500–3,500/month for 1BR: need realistic budget or campus.
  • UC/CSU + community college system with widely used transfer routes; AB 540 for in-state tuition in some cases.
  • Rent control and deposit caps more protective than the US average (but vary by city).
  • Without a car: doable in SF/Berkeley with BART/Muni; in LA and suburban campuses nearly impossible.
  • Seismic and fire risk: emergency kit and rental insurance recommended.

Ideal if…

  • Tech, film, design, biotech and high-end UC/CSU campuses
  • Those with a strong purse or family that covers part of the rent
  • Students who accept roommates and neighborhoods that are a little off-center

First 7 days

  1. Activate university insurance or Marketplace by campus deadline
  2. SIM/eSIM and US address for bank (Chase/BofA/Wells often near campus)
  3. Book DMV appointment within 10 days if you will be driving (CA requires local license)
  4. Map of safe neighborhoods + bus/BART lines to campus
  5. Open a student-friendly account and ask for a debit card without credit history
  6. Download earthquake app (MyShake) and check housing evacuation plan
Mistakes to avoid
  • Sign leases “remotely” without video tours or without understanding if it is rent-controlled
  • Underestimating deposit + first month + utilities (often 3× the monthly rent)
  • Driving without a valid CA license or auto insurance
  • Skip state tax filing (FTB) if you work part-time on-campus
