Contract and parties
Rule: The contract must identify the landlord, tenant, property, duration, rent, utilities, deposit, advance, maintenance and withdrawal. Special models or clauses can change the legal balance.

Deposit and advance rent
Rule: In the private market the landlord can normally ask for up to three months’ deposit and up to three months’ advance rent, in addition to the first period due; the two sums have different functions.

Defects in the first fourteen days
Rule: The tenant must promptly report existing defects; the fourteen day rule is crucial to prevent previous damage from being attributed to the exit.

Fee and utilities
Rule: Rent, advance payments for water and heating and adjustments must have a contractual basis. The possibility of contesting the rent depends on the type of property and the case.

Subletting and student housing
Rule: Kollegium, sublet and room in the owner’s house may have different rules on duration, withdrawal and use of common areas.

Exit and storage

Documentary protocol
